Letting a property is not an exact science. References provide a background history, but no-one can foresee the future performance of a tenant.

Changes in circumstance such as redundancy, ill health or a failed relationship can affect the best of tenants and trigger a lapse in rent payments. This, together with prohibitive legal fees is a prime area of concern for ALL landlords.

As a result, Spencers Property Services will usually offer their clients a Rent Guarantee and Legal Expenses insurance policy. This is not expensive and comes highly recommended.
