SAFETY MATTERS
There are laws to protect
tenants from renting properties with faulty gas or electric
appliances or old non - fire retardant furnishings.
PLEASE READ THIS CAREFULLY.
The legislation and what it covers.
"The Gas Appliances (Installation And Use) Regulations
1994" requires all gas appliances in rented properties
to be checked by a corgi registered gas installer at
least every 12 months. Any faults found must be promptly
rectified and detailed records kept. A copy of a current
inspection certificate together with evidence that any
required remedial work has been carried out (also by
a corgi registered gas installer) must be left at the
property.
"Electrical Equipment (Safety) Regulations 1994"
requires all mains voltage electrical goods supplied
to be safe. Although not specifically mentioned in this
act, landlords are also responsible for ensuring the
electrical installation is safe.
"Furniture & Furnishings (Fire) (Safety) Regulations
1988 (As Amended In 1989 And 1993)" soft furnishings
(beds, settees, sofa beds, any chairs with padded seats,
headboards, scatter cushions etc) must comply and be
labelled accordingly. Furniture that does not comply
must not be supplied in rented accommodation.
What can you do to protect yourself?
Gas - ask to see a copy of the current "landlord's
gas safety inspection" report before you take occupation. It is a standard form and must contain the corgi number
of the installer. If in doubt telephone corgi directly
and check.
Electric - ask to see a copy of the report showing
that an electrician has tested all portable appliances. Ask when the electrical installation was last checked.
Look for cracked power points, old wiring, old light
switches.
Furniture - beware of old, shabby furniture. Look for
a blue label with the code BS7177 on mattresses or bed
bases. All other soft furnishing should be labelled
"CARELESSNESS CAUSES FIRE"
